How buying works
From first viewing to keys in hand
A typical purchase takes 45 to 90 days for RFO homes. Your agent walks you through each step.

Step 1: Shortlist and tripping
Tell us your budget and must-haves. We send matching listings and schedule site visits, in person or by video call.

Step 2: Reservation
Pay the reservation fee and sign the reservation agreement to take the unit off the market while you complete requirements.

Step 3: Documents
Submit valid IDs, TIN, proof of income and bank statements. OFWs add an employment contract and SPA.

Step 4: Financing
Apply for a Pag-IBIG housing loan, bank loan or in-house financing. We compare the offers for you.

Sign the Deed of Absolute Sale or Contract to Sell, settle taxes, transfer the title, then move in.

Questions buyers usually ask

Do buyers pay a broker's fee?
No. For most sales, the broker's commission is paid by the seller or developer. You only pay the property price and the usual buyer-side costs like the reservation fee, loan fees and your share of transfer taxes.
What do RFO and pre-selling mean?
RFO (ready for occupancy) means the unit is finished and you can move in after the paperwork. Pre-selling means the project is still being built: prices are lower and the down payment is spread over the construction period, but turnover is years away.
Can I buy while working abroad as an OFW?
Yes. We do video tripping, send documents for e-signing, and help you prepare a consularized or apostilled Special Power of Attorney so a family member can sign for you. Pag-IBIG and most banks have loan programs for OFWs.
Should I use a Pag-IBIG loan or a bank loan?
Pag-IBIG usually offers longer terms (up to 30 years) and is friendlier to first-time buyers, while banks can approve faster and lend higher amounts. We compute both for your chosen property so you can compare monthly amortization side by side.
Can foreigners buy property here?
Foreign nationals can own condominium units, as long as foreign ownership in the building stays within 40%. Land and house and lots generally require Filipino ownership, though long-term leases are possible.
How do I list my property with you?
Send us the address, asking price and photos. We check the title (TCT or CCT), tax declaration and real property tax receipts, suggest a price based on recent sales nearby, then list it with professional photos within the week.
